Yes, all our projects are executed strictly according to the Saudi Building Code (SBC) requirements. We guarantee this for you by committing to contracting with inspecting engineering offices, and submitting periodic reports for each stage (casting, steel, insulation), which facilitates you obtaining the "Occupancy Certificate" without any legal obstacles.
Do you commit to finishing commercial shops before the rental "grace period" ends?
Yes, this is one of our most important goals in the commercial sector. We intensify work teams and work in shifts if necessary, to ensure handing over the shop or office before the rental grace period ends, which helps you start your commercial activity and achieve return as quickly as possible.
Does the contract include "insurance against hidden defects"?
Yes. In line with Royal Decrees and new regulations, we are committed to providing an insurance policy against hidden defects for residential buildings via "Malath" company or approved entities, which covers the structural framework for up to 10 years.
How is the square meter priced? And does the price include materials?
We steer clear of the random "square meter price" language that might mislead the client. In Holistic Solutions, we study the plans and provide an accurate "Bill of Quantities" (BOQ) detailing the cost of materials and labor cost. You can choose between contracting on a "labor-only" system or a "turnkey" system that includes all materials with guaranteed quality.
What guarantees do you offer on finishing, plumbing, and electrical works?
We offer real and documented guarantees in the contract:

• Structural framework: Guarantee up to 10 years.
• Electromechanical works (plumbing and electricity): A two-year guarantee on execution, in addition to supplier guarantees on the parts used (which we carefully select from the finest brands in the local market).
My contract with previous contractors always witnessed delays, how do you guarantee the delivery date?
Commitment to time is a fundamental pillar of our values. In every project, we rely on a "Gantt Chart" that details the execution stages precisely. The contract also includes a "penalty clause" for every day of delay, because we realize that time for an investor or homeowner is "money".
Can I modify the design during the execution phase (skeleton or finishing)?
Yes, we have enough flexibility. Thanks to the integration with our design team, we first study the modification request from an engineering perspective to ensure its structural safety, then provide you with a "contract addendum" clarifying the changes in cost and duration before starting execution, to ensure total clarity.
My land is in an area close to the sea or has groundwater, how do you guarantee the safety of the foundations?
This is our strong point as experts in the Eastern Province. We start with an accurate "soil test" via accredited laboratories to determine the water level and soil type. Based on it, we carry out "Dewatering" operations using engineering methods, and we use salt-resistant cement (Type V) in the footings and necks, reinforcing it with thick bituminous insulation to ensure salinity does not reach the steel and protect it from future corrosion.
How do you address the "humidity and heat" problem in building facades?
We apply thermal insulation systems approved by the Saudi Electricity Company and the Building Code, whether via "Insulated Block" or the "EIFS" system. As for humidity, we choose external finishing materials (Profile paints or treated natural stone) resistant to salts and humidity, and we are careful to completely seal the pores to prevent "efflorescence" or paint peeling that buildings in the region suffer from.
What "waterproofing" system do you follow in roofs and bathrooms?
We adopt the "Integrated Waterproofing and Thermal Insulation" (Combo Roof) system for roofs, which includes waterproofing layers and thermal "foam" layers and a water immersion test for 48 hours to ensure zero leaks. As for bathrooms, we use "Ensomat" insulation or approved chemical insulation with emphasis on protecting floor angles (fillet), and we rigorously test them before installing ceramics.
Do you commit to installing an "earthing system" and preventing lightning strikes?
Yes, electrical safety is an integral part of our work. We execute an Earthing System for all electrical circuits in the building, to ensure discharging excess charges and protecting electrical appliances and building residents from electrocution or fire hazards, which is a fundamental requirement in the new Saudi Building Code.
Do you construct "swimming pools" and what are the guarantees against leakage?
Yes, we construct swimming pools according to the strictest structural standards which include concrete casting using the "continuous casting" system to prevent construction joints, and using specialized waterproofing materials for pools (Double Layer). We provide an independent guarantee on the pool's waterproofing to ensure your complete peace of mind.
